Since January 2023, the Fire Safety (England) Regulations 2022 require responsible persons in multi-occupied residential buildings to carry out regular fire door checks. If you own flats, a HMO or manage a block in Sussex, here's what that actually means.

Who the rules apply to

The regulations apply to the 'responsible person' for a multi-occupied residential building above 11 metres (quarterly flat-entrance door checks) and any multi-occupied residential building (annual common-area door checks). In practice: landlords of flat blocks, HMO operators, managing agents, and building owners.

What a compliant fire door install looks like

  • Door leaf rated FD30 or FD60 (30 or 60 minutes fire resistance)
  • Installed to the manufacturer's installation data sheet
  • Correct intumescent strips and smoke seals in the frame or door edge
  • Gap tolerances within spec — typically 2–4mm around the leaf, 8–10mm under
  • Certified hinges (minimum 3, CE-marked, fire-rated)
  • Correct closer, correctly adjusted
  • Signage where required

Common questions

Is BM TRADA certification legally required?

No — it's not a legal requirement, but it's the most widely recognised third-party assurance and many managing agents and insurers now specify it.

Can you replace just the door, or does the frame need doing too?

If the frame is in good condition and compatible with the new door's intumescent spec, frames can often stay. We assess and tell you honestly.
